Tax Assessor Responsibilities
  • Assess fair market value of all properties in town per NJ Division of Taxation guidelines.
  • Review building permits and home improvements to adjust property values.

  • Prepare added assessment rolls for new buildings and alterations.

Tax Appeal Information

Property owners can appeal assessments they believe don’t reflect market value by April 1st each year. Appeal applications are available from the Bergen County Board of Taxation after February 1st, following receipt of your assessment notification.

Home Improvements May Affect Your Assessment

Improvements to your home can increase its value and may result in an added assessment. When you get a building permit, both the Assessor and construction official will inspect the work. Not all improvements lead to added assessments. Common assessable and non-assessable improvements are listed below:

  • Smaller Sheds (less than 10×10)

  • Replacement Windows
  • Skylights
  • Above-ground Pools

Home improvements raise the property value, which leads to higher property tax assessments. An added assessment tax bill will be sent in October, due on November 1, February 1, and May 1. It’s then included in the annual tax bill in June for the new year.

An “Omitted/Added” Assessment bill may be issued in the following year. Not scheduling a final inspection does not delay the added assessment tax bill.

Caution When Buying or Selling a Home:

To avoid unexpected Added Assessment bills, ask your attorney to request a “Municipal Tax Search” from the Tax Collector’s Office ($10, processed in 2-4 days). This search checks for unpaid taxes, open building/plumbing permits, and any pending added/omitted tax assessments.

Before selling, contact the Construction Office to ensure all permits and final inspections are complete before closing.

If permits or a Certificate of Occupancy are missing, or if an Added or Omitted Assessment is pending, your attorney should address potential fines or assessments in the closing documents.

Be aware of any pending tax appeals or litigation. Commercial property buyers should confirm compliance with Chapter 91 (Income and Expense) filing, as non-compliance may affect the appeal process.

Available Deductions

SAVER REBATE: Established in 1999, this program offers property tax relief to homeowners who use their property as a principal residence. There are no age or income requirements. Apply via phone with the NJ Division of Taxation by June 11th at 1-877-NJTAX82. The rebate varies by municipality based on the school tax rate.

HOMESTEAD REBATE: For homeowners and tenants whose gross income is below $100,000 (if 65+ or disabled) or $40,000 (others). The rebate ranges from $30 to $500 and is claimed through NJ Income Tax Returns (Form HR-1040).

PROPERTY TAX REIMBURSEMENT: For those 65+ or disabled, who have lived in NJ for at least 10 years and in their home for at least 3 years. The reimbursement is the difference between current and base year taxes. File by March 15th. For info, call 1-800-882-6597.

SENIOR/DISABLED PROPERTY TAX DEDUCTION: $250 annual deduction for those 65+ or disabled, with income under $10,000, excluding Social Security. Must own and live in the home. Apply at the Bergenfield Tax Assessor’s office.

VETERANS DEDUCTION: $250 annual property tax deduction for qualifying veterans or unremarried widows. Must be a NJ citizen before October 1st of the tax year. Application forms are available at the Bergenfield Tax Assessor’s office.

100% PERMANENTLY DISABLED VETERAN/SURVIVING SPOUSES: NJ residents who are 100% permanently disabled veterans or surviving spouses of such veterans may receive full tax exemption on their home.

⚠︎ Attention Residents

If you paid off your mortgage, please send notice to the Tax Office via e-mail or formal letter. The notice may be e-mailed to JOrtiz@Bergenfieldnj.gov or mailed to the Tax Collector, Borough of Bergenfield, 198 N. Washington Avenue, Bergenfield, N.J. 07621. Upon receipt of notice, the Tax Office will update their records, and mail the tax bills to the appropriate address.

FAILURE TO RECEIVE A TAX BILL DOES NOT RELIEVE THE OBLIGATION OF THE TAX PAYER

Payments: You can make a payment using a check, money order, cash or a debit/credit card.

For your convenience, there is a mail slot at the main Tax Office window that can be used to drop off tax payments at any time. All payments dropped off through the mail slot by 4:30 p.m. Monday through Friday, will be posted that same day. Any payments dropped off after 4:30p.m. will be posted the next business day.

To avoid statutory interest, tax payments must be received in the Tax Office by the 10th day of the month when a quarter is due. If the 10th falls on a holiday or weekend, grace period will be extended to the following business day. After that, the interest is retroactive to the 1st of the month in which the payment is due. POSTMARK IS NOT ACCEPTABLE.

Interest: Any delinquency is subject to interest at the rate of 8% per annum on the first $ 1,500.00 and 18% per annum for any amount over $ 1,500.00 retroactive to the first of the month.

Credit Cards: You can now pay your property taxes with a debit/credit card at the tax office window (a third party convenience fee of 2.65% applies) or on the Borough website www.bergenfield.com.

Tax payments due dates: Quarterly payments become due on August 1st, November 1st, February 1st and May 1st.

Receipts: Your cancelled check is your receipt. If you do require a printed receipt, please send us a stamped, self-addressed envelope, and a receipt will be mailed to you.

Returned checks: If your check is returned to us you will be charged a $20.00 handling fee.

Tax Sale: Any municipal lien remaining unpaid is subject to sale on the 11th day of the 11th month of the current tax year.

In accordance with the provisions of N.J.S.A. 54:4-64, the first half taxes of any year are on the basis of half the taxes of the preceding year.
